What it covers
Unpaid rent and charges
As soon as a missed payment is confirmed, the insurer compensates the rent and charges owed, month after month.
Legal procedure costs
Formal notice, court proceedings, bailiff fees: recovery costs against the tenant are covered.
Litigation and eviction costs
If the dispute goes as far as eviction, the corresponding legal costs are also covered.
Tenant damage (optional)
Some policies also compensate damage caused by the tenant, beyond the security deposit.
What it does not cover
- Rent already unpaid before the policy was taken out is not guaranteed.
- A property let without meeting the affordability ratio or solvency criteria required at subscription may be excluded.
- Disputes linked to a property that doesn't meet decent-housing standards are not covered.
